With over 17 years of real estate investment, development, construction and finance experience, Mr. Drakos is responsible for equity and debt relationships, acquisitions and overall project execution. Prior to founding CREI, Mr. Drakos served as Executive Vice President for Carrington Holding Company, a diversified real estate services and investment firm, where he was responsible for founding and managing the firm’s residential real estate development company. Mr. Drakos also served as a Portfolio Manager for Carrington Capital Management, a $6B real estate investment manager, where he was responsible for investing in real estate throughout the US. Prior to Carrington, Mr. Drakos worked in investment banking at Bank of America Merrill Lynch where he participated in over $5B of financing transactions. He began his career as a Project Manager for The Whiting-Turner Contracting Company and Ryan Homes, a publicly traded home builder. Mr. Drakos holds a B.S. from Cornell University, with a concentration in real estate and finance, as well as an MBA and Master of Real Estate Development from the University of Southern California. He also served as Vice Chair of the Encinitas Planning Commission and holds a LEED AP designation.
Mr. Tate leads the business development, acquisiton and asset management activities for the firm. Through Mr. Tate’s long standing industry relationships, he is able to source and identify unique repositioning and new development opportunities throughout the Western United States. In addition, he is heavily involved in developing and executing asset-level business plans from closing through disposition in order to maximize the value of each investment. Mr. Tate has more than 22 years of institutional real estate experience as an investor/developer and as an advisor to REITS, pension funds, banks and high net worth investors in all aspects of acquisition, disposition and leasing across a variety of property types, including land, multifamily, industrial and office. Prior to merging his firm with CREI, Mr. Tate founded and served as Managing Partner of Avenue Secured Capital Group, where he acquired, repositioned, and developed multifamily assets throughout the Southwestern United States valued at over $100M. Before founding Avenue Secured, Mr. Tate served as a Vice President with Cushman & Wakefield, a leading commercial real estate services firm and Colliers International, a leading real estate brokerage firm. His activities included the sourcing, underwriting and leasing of commercial development and investment projects with a total value of over $100M. Mr. Tate graduated from Point Loma Nazarene University with a B.S. in Management Information Systems and he holds a California Real Estate Brokers License.
Mr. Monroe is responsible for deal review and approval, debt and equity relationships, and strategy. An accomplished entrepreneur and investor, Mr. Monroe co-founded ERx Network (previously Allwin Data) and, as a member of the executive management team, helped lead the firm to a successful exit through a sale to private equity firms General Atlantic and Hellman & Friedman for over $100M. Mr. Monroe is an active investor in both the public equity and private real estate markets. He is focused on actively researching and tracking trends to identify unique investment opportunities.
Mr. Walters has worked in residential and multifamily development and construction for 8 years. Prior to joining Cross, Mr. Walters served as Development Project Manager for Slate Property Group and for C.I.M. Group where he was responsible for managing the development and construction of value-add and ground-up multifamily and mixed-use projects in excess of 250,000 square feet, more than 350 units and with a combined value of more than $125M. Prior to C.I.M. Group, Mr. Walters served as a Project Manager with Carrington Development Company, where he managed the development and construction of residential projects throughout the United States. Mr. Walters holds a B.A. from Union College.
Mr. Westerfield is responsible for managing all aspects of construction operations for CREI’s subsidiary, Cross Construction Incorporated. Mr. Westerfield has over 30 years of construction and development experience ranging from custom homes to master planned communities and large-scale multi-family projects totaling over $100M. Prior to Cross, Mr. Westerfield served as a Senior Project Manager for Carrington Development Company where he oversaw numerous residential projects throughout the US. Before Carrington, Mr. Westerfield served as Construction Manager for Lennar Corp., a leading national homebuilder, where he was responsible for all construction operations on Lennar’s Southern California single family home and multi-family development projects. Mr. Westerfield holds both a California B and C-8 contractor’s license.
